Who has the floorplan I want?

One of the most important things for you to do is determine your ‘must haves’ versus your ‘nice to haves’.  For example, do you need a 2 car garage or a 3 car garage?  Do you need a master bedroom on the 1st floor?  How many total bedrooms MUST you have?  And how many would be NICE to have?  How much land to you need or want? What things are important to your family?

Then share this with your Realtor.  They can help you find builders with floor plans that meet your criteria, and find model homes where you can walk through the home and see how it feels in real life, not just on paper.

Most builders accommodate most of the standard features common to modern homes, but be advised, builders floor plans change regularly and vary by neighborhood. It is our job to keep up-to-date on these changes and pass the benefits of that knowledge on to you!

What is a green home?

Compared to a standard home, a green home uses less energy, water and natural resources.  It creates less waste. The home is also healthier for the people living inside.

LEED

LEED (Leadership in Energy and Environmental Design) is a certification program focused primarily on new construction and is based upon a points system. The higher the score, the better the rating. It is a valuable tool for environmentally conscious homebuilders to measure the quality and sustainability of their homes. Measurements include:

  • Energy
  • Water
  • Indoor air quality
  • Types of materials used
  • Land use
  • Landscaping
HERS

The HERS (Home Energy Rating System) Index measures a home’s energy efficiency. The HERS Index is a scoring system established by the Residential Energy Services Network (RESNET). The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100. The Lower a home’s HERS Index, the more energy efficient it is. A home with a HERS Index Score of 70 is 30% more energy efficient than a standard new home.

Will the builder start building before my current home is sold?

This varies by builder.  Some builders will start construction if you sign a purchase agreement with them, make a deposit, and have your existing home active on the market with a licensed real estate professional.  Other builders will not begin construction until your current home is under contract.

They will all begin construction if you can qualify for a mortgage loan without having to sell your existing home. They will want a pre-qualification letter to this effect from your lender.

How long does it take for a custom home to be built?

A good rule of thumb is 4 – 6 months, but there are many factors to consider.

Everyone is motivated to get you into your new home as soon as possible, but there are many variables to new home construction.  How large is the home?  What upgrades have been ordered?  What changes to standard plans have to be made?  How busy is the builder?  Even weather should be a consideration!  Is your lot available now or are you waiting for a new phase? All of these factors can affect the duration of your new home project.  It is important for you and your realtor to stay on top of things throughout the build phase of the project.

Builders usually try to be conservative in their estimates to avoid client satisfaction issues later. Ask your realtor about the builders history of completing on schedule.

Spec Homes

If you have special time constraints be sure to let your realtor know.  You may want to consider buying a “spec home.”  This is a home that the builder is constructing without an existing contract.  Lead time on these can be very short.  This is a good alternative if you need something quickly but still want new construction.

How can I get the best deal?

Most buyers do not realize that the agent at the model home works exclusively for the builder. That agent is interested in getting the best possible deal for the builder, not you — the buyer. By state law, the buyer is allowed and encouraged to be represented in the transaction by a licensed Realtor. At The Hudson Advantage Realty our clients get greater incentives and additional concessions because of our relationships with the builders. It is definitely in your best interest to be represented by your own realtor. And this service usually comes at NO COST to the buyer.

Will the builder reduce the price if I don’t use a realtor?

No. You are entitled by law to be represented by a professional licensed realtor.  The commission the builder pays is determined by each builder and is part of the marketing budget — NOT your sales price.  The builders want and encourage realtors to bring their clients and are more than happy to get their homes sold.  So the smart move is to make sure you are represented in this transaction.  This has absolutely no effect on the price of your home.
